Unless your going to hire a GC, then your time will be better spent doing the leg work of keeping costs low, shopping the best values, making sure everyone is working and inspections are happening, etc.

Edited, BTW, know that many colleges or schools allow meeting or classrooms to be used by the public or organizations without any affiliation to the school, just because a class is held at your local college doesn't ensure the content being taught is correct.As to REI, I've read enough in the forums to understand how these "classes" may be carried on, REI is not an accredited body, it's a money making franchise.

My NOI/door/month was more like $500+ but then it wasn't a c/d property with $600 rents either.Get a Landlords insurance policy with Full Replacement coverage AND Lost Rents.When I was shopping, I demanded cash-flow day-1 and calculated the break-even point (how many vacancies could I tolerate and still pay the expenses; ended up being two )Personally, I used a Three Month lease reverting to M2M giving the tenant some security and still allowing me to use a Notice of Non-Renewal instead of the Eviction process.
