Currently have a tenant on a month to month lease and am wondering if we can give written 60 day notice without cause even with the current pandemic as well as the property being in a rent control area in Los Angeles.

I am a ER nurse here in Los Angeles that started flipping in Birmingham this year with some success.

It's super sexy and as far as places to live go I bet you could move to Austin and not feel the Cali blues too bad, but please do not diversify into another cyclical market . . . that would be missing one of the holy-grail opportunities of long-distance investing.

I tend to direct my investor clients to areas with good school districts and employment opportunities such as Parkville, Lee's Summit, Blue Springs, Raytown, and certain regions of Independence.
