Increasing rent is a very basic facet of this business and if you do not know this, I assume you do not know the rest of your local landlord/tenant laws. you should not proceed in this business until you fully understand your local laws, and how to operate within them. now to answer your question, any motnh to month lease, oral or written, usually requires 30 days notice and one full monthly rental cycle to change or end the contract. that means if you want to raise rent on May 1, notice needs to be given by March 31.

I was informed by a neighbor that as recently as a couple years ago, the one house was basically a brothel, it's been cleaned up once the neighbors got the police involved but I imagine the tenants aren't the best.

The basic formula is ARV - Needed repairs - 3-5k for assignment fee = offerexample $45,000 - $10,000(repairs) - $5,000 (fee) = $30,000(offer)Hope this helps

The rule basically states expenses, not including mortgage, will be 50% of rents.

I know you can only be in one FHA loan at a time, but my goal was to basically acquire one per year and we just move after a year into a new place, hack it for a year...refi and move to the next spot.

I have called around to a bunch of local CPA's I have found on the internet and tried to find someone who can give me the advice I need to maximize my profits and everyone I 've talked to has basically just told me to call them when it comes time to file my taxes for 2018.

If you're one of the  lucky ones that finds a buyer immediately who is qualified, agrees to your price, doesn't care if you've missed a disclosure, isn't picky at the inspections, and basically just wants you out and them in, then you don't need an agent.
