Do you guys get it lead tested prior to renting it?

If everything works out I get about 500 to 600 in my pocket on that as you said if I take 50% cut due to vacancy, repair / maintenance I will still have around 200 - 300 in my pocket.Again this amount is not much but just wanted to test the water.

Some attorneys will take the position that debt fails the "common enterprise" test for a security from the famous Howey test. 

Comparing "This one has an inspection, this one has a radon test, this one wants lease agreements, this one has a $5,000 EMD", to a text offer.

I haven't tested this out (thankfully) but I understand that the insurance company will send their lawyers to protect the first $3 million they'd be out if a frivolous lawsuit was filed against me.

Having said that, if you can get good value while still stress-testing at 70%, 0 rent growth for a couple of years, and an escalating reversion cap, submit that LOI.
