I have been listening to many tax-related BP podcasts, and I am aware that tax planning is extremely important for RE investors - but I am not sure if it's worth spending that much when we are just starting out.

I agree with your post and YES there are many other options for clients out there, I POSTED this to bring awareness. 

Your taxes will increase; make sure you are aware of this.

I'm aware of hold periods of days that have not been challenged. 

I was made aware of a great strategy that can be used by veterans by a fellow BP member.

However, be aware that the amount of the tax exemption gets prorated based on the time you lived in it and rented it out.

You realize that when you throw that word into this discussion, you are insulting everyone that you feel that word applies to...which are the ones that don't agree with you.This reminds me of all the times I hear a cause preceded by the words, "..making you/people aware

Like all types of real estate investing there are hidden costs and risks to be aware of.

I am aware of the 'tenant friendly' position that DC takes and I'm reading through a DC Tenant Bill of Rights document but I'd love to talk with someone who has landlord experience there.  

Just be aware that you will probably have a different set of buyers many wholesale buyers of SFR are flippers, where almost none of the wholesale buyers for plexes will be flippers.
