Important as rates have jumped substantially in the last 12 months and they don't appear to be slowing down.Not a fan of Treasury Direct. 

If you care about the appearance of your property attempting to train them to your personal standards will be a futile attempt.

It appears you don't really know what you're doing so my best recommendation is for you to hire a property manager.
