Ron, I prefer to have it sprayed and rolled afterwards as well.

Even if you do paint/stain it, you need to make sure it is clean before doing anything-preparation is everything.Not sure how well paint would stick to those surfaces or wear.

There are lenders that will cover 100% of rehab but it will be on draws which means the lender pays you back for the work after the work is completed by having someone go out and check it as well as getting receipts for the work done. 

We have used it a few times already and it works very well.
