Good jobs , good weather , tech , really do drive real estate and I think California leads the pack in many of those areas .

In the short term, Santa Cruz’s supply and demand will continue to be suppressed due to seasonality, mortgage rates, and (in the short short-term) extreme weather.

I can weather that storm easily, and first time homebuyers that have been saving up will be my competition.

We'll see how it does this fall and winter but I think it'll at least break even until the good weather again.The summer months are definitely way more profitable and should be able to make up for the slower months.

These have a 25 year warranty and while not totally water proof they are "water resistant"; we've used them in kitchens and bathrooms with no issues.
