I took around 70K from an IRA that she had, purchased and rehabbed 7 single family homes where each of them averages around $400-$500 a month cash flow (self managed) and she was able to capture around 280K in equity.The deals are not quite that good right now (this was done over the past 18 months) but there are still good deals out there, it will just take a little more out of pocket on the front end.

So we self managed our tax deductible IRA's, 401(k)'s etc. 

I also am considering putting or buying the property in a Self Directed IRA.

I recently moved the SEP IRA to a SDIRA with Trust/LLC and now have all the money in a banking checking account ready to use.

A traditional IRA is certainly subject to UBIT, whether "self directed" or not.

He has a large amount in rollovers and IRA's.

The IRA to IRA transfer process can take 2-3 weeks, however, so something to consider.
