For instance in Georgia the GREC (Georgia real estate commission) cares NOTHING about ethics.What they do care about is license laws.If you are a REALTOR for example you subscribe to the CODE OF ETHICS.In my state it is not required to be a REALTOR to have an agents license or a brokers license.Just because someone is not a REALTOR and has a license does not mean that person is not ethical.I see nothing wrong with a buyer or seller who has spent considerable time learning knowledge to gain a competitive advantage in a transaction.

You need to ensure that there is still this profit potential left by the time they take their cut of the deal.For the the most part, I don't trust many of these "turn-key rental" companies, but if you can find one with a good track record -- and if you are knowledgeable enough to vet the deal yourself -- it's possible that these returns are accurate.

I feel I get plenty of great info from BP and it allows me to step into a real estate lawyers office better armed with knowledge so i dont sit their nodding my head as he speaks not knowing what he is talking about.1.

There are so many ways to reach your goals, that is one of the best things about real estate, but rehabbing is definitely a great starting point for raising capital and there are a ton of great hard money lending, though each specialty requires a lot of knowledge.
