Finding deals: properties around my selected sub-markets are a tad bit inflated and finding deals that meet the 1% rule (or anything close to it) are hard to come by.

For equity I would select homeowners that purchased their home 10-15+ years ago.  

This includes rehab and selecting a tenant.

Even allocating a portion of the monthly rents towards the down payment is an exposure.Each State can have unique issues with this approach, so you should ALWAYS get legal counsel on this subject and  how to draw up the agreement.
