I would recommend talking to some local and regional banks as they can often do more than the big banks.

I'm not going to buy it now.But that was a unique situation.

Hard money rates vary significantly by region, so be sure and find local HML's and ask them, don't use a "national average" or rates from another part of the country, you can find yourself seriously underestimating.
