I’m in a smaller city so I’ve thought of traveling somewhere but not sure yet.

Although, for most multifamily properties, you want to have done as much work upfront and if the broker/seller has been clear about issues with the property/what is needs (in cases where you have to travel after it is under contract). 

Is that the land owners have a nasty habit of raising the land lease whenever they get a whim,  so you can really get stuck when you can not raise the rent, it does not cover the cost to carry, or even the rent on the units. 

The key in the beginning is to create a habit. 

I was also considering using it for traveling nurses or something along those lines. 

Sometimes the road most traveled is the way to go.

My remaining time in Orlando is ill-defined and could be 6 months, could be 3 years; however, my job pays for me to travel home to Kansas City on a regular basis.

If this property needs 40-50k in rehab is it even habitable right now? 

Other revenue can come from "travel nurses." 

@Andrea Cole I have all my guests sign an electronic agreement to agree to (among other things) the cancellation policy, to advise them to buy travel insurance (for this kind of occasion, etc).
