The odds of you actually succeeding long term in this business are so slim that unless you become an absolute maniac with figuring out and DOING the "Very Few Essential Things Newbies Need To Do To Get A Deal" then I am so sorry, but you will fail in this business.Prioritize what you need to be spending your precious limited resources on, and get psycho jealous husband with it.

Six more banks failed today (4/15/2011) ..... or should I say were closed by the FDIC.Two in Alabama, two in Georgia, one in Mississippi and one in Minnesota.Brings the total bank failure count to 34 with Georgia way out ahead of the pack with 8.In 2010, 157 banks failed.

Unless the buyer fails to improve credit or meets other obligations the buyer defaulting due to the structure of the transaction could becomea liabilty of the seller, related to preditory lending practices.I suggest you not use a lease purchase arragement and go with the contract for deed unless the installment contract is not allowed in your state or your lender will not allow it.
