I would say that someone who is going to lend you 10s-100s of thousands of dollars can really make up their own rules as long as they are consistent and non discriminatory.

The expense is all front loaded but having a building in which the Tenants are responsible for all their own utilities not only provides cash flow advantages each month but it should lend itself to a higher value to future investors when the time comes to sell.

In those cases you have so much equity that foreclosing on you is a "win" for them, so they're happy to lend.
