Hi @Trina Walker,I share your story, as I am also "50'ish" and I am getting into RE investing to supplement my retirement income, and to ensure that I have a more than sufficient padding, which will allow for travel, and the ability to build a financial legacy for my family as well.  

In my experience, and I'd admit I'm not the best investor out there, far from it, real estate is a nice supplemental income, but I don't see that as enough to quit a job.

We do major rehabs on most properties we purchase, so it's convenient to re-pipe at that point to enable true sub-metering.  

I think someone also mentioned a triplex, and that might work as well so you can get economies of scale there to supplement the income. 

Cameron, not sure what provider you are using, but ListSource and many other have a built in "scrubber" that enables you to remove any duplicates you may have previously purchased.
