No debt.I am looking for either SFHs (STRs, MTRs, Section 8, student housing) or small MFHs (student housing, MTRs, LTRs).Locally, I'm in Allentown, PA.

I have some minor student loans I need to pay off but I feel as though it would be advantageous to start investing now so I can take the first step towards my goals.

Have actually been looking at multi units in Galveston too, want to learn about the rental market down there in terms of the medical school and the students passing through there.

I was in college at the time and rented the two bedrooms to other students which essentially allowed me to live rent-free.

Unfortunately there are no colleges even remotely close to the home, so renting it to students may also be tough.

So I'm a college student going into my final year.

@Mila Posternak I would say that the majority of students probably already got their housing situated.  

We are also moving towards a larger cash position in order to weather the coming storm.I do not think a "bubble" is coming from the mortgage or property sector this time but from the $1.6 trillion dollars in government backed student debt which is already up to a 15% default rate.

Personally, OP, I'm getting started to do note investing but I'm going to be doing student loans, mortgages, accounts receivables, and vehicles.
