Hey guys, I'm trying to find a good CPA in FL to help me structure a tax strategy before I buy my first short term rental property.

Hello as an investor, how would you structure this deal for you to purchase?

A contractor came out today and said it would cost roughly "at least 10k to 12k" to attend to the structural and other main issues, not including removing and replacing the crumbling concrete foundation, replacing mechanical door, side door, painting, plus anything that reveals itself once he's into the work etc.

Board has been trying to raise money for years evidently to fix structural issues and no one wants to pay.   

I'm also confused as to what type of refi structure I should go with? 

And if so how would you structure the partnership as I would be an out of state investor(I live in Seattle)

Appreciate the follow-up Nicholas ...We started down the road of involving an agent, but it's premature to be looking at the listings being sent if we haven't pieced together how to structure the finances. 

On the flip side, it seems like there are a lot of "wholesalers" who are just trying to get around normal licensing requirements, in some cases with the specific intention of exploitation.If you're upfront with both the buyer and seller and you actually intend to follow through on the purchase whether or not you can assign it, then I think it can be a useful way to structure a deal and there's nothing wrong with it.

Based on how a normal deal is structured, the cash on cash return in minimum at best.

I'll end up leaving about $10,000 in the deal, but it's a solid long-term hold that I'm unlikely to worry about structurally for many years.
