Looking for our first deal

Good morning BP Nation! My wife and I have been following BP for years, and are getting ready to sell our home (listing this week!) To gain the capital needed to start building our portfolio of BRRRR's. My question is probably a simple one but I want to know what you would do. With the proceeds from the house we will be netting around 70k. I have been looking at cash flow markets and we have decided on either Ohio(Akron area) or Missouri (Kansas city). We would be tying up all of our capital(including reserves) to do a deal by ourselves in cash. Would you 1) use private money/hard money to get started doing a deal solo, or 2) use a partner to JV your first deal with? And if so how would you structure the partnership as I would be an out of state investor(I live in Seattle)

Hi Wade, I guess it will all depend on what you are looking to focus on, Cashflow, cap rates, appreciation… I do BRRRR and Cashflow in the the KC market so if you want to go into specifics PM and I'll do my best to help you. Here is some new info on the KC market that may also help, best of luck!
