If you want to hear all the advantages of San Diego RE you can PM me but suffice to say it has historically produced very good returns and this is verifiable fact (anyone can verify this).However, you do not know whether you plan to stay in San Diego. 

The only thing making me questioning staying is that it is an ESOP(Employee Stock owenership Plan).

Northern Kentucky is also a good area to consider unless you really want to stay north of the downtown area.

It's a Plus for your tenants.. would I want to lug laundry down the block or down to the basement.. your tenants will stay longer, and you'll rent the units out quicker. overall original start up on anything is a cost consideration.. call around for quotes on lease options.. ask if they have used machines for sale ... check craigslist for used machines. 

I spend way more time and effort on this one house with repairs, evictions, no pay, etc than i do with my other two houses combined that are in better neighborhoods, one being very close by but worth nearly triple the price so i get better tenants.Its not all bad, I have had a few good tenants but they don't stay long.  

Some will stay flat.

For that reason we chose to stay in Buda on the NW side where there is a lot of new development including a new High School (under construction) and elementary and middles schools that are ranked well.  

Stay motivated, read and research, and you will do well. 

Preferably in the next 5 years or so.I would retire today and live on about $40,000 per year and stay within the 4% SWR.I can pay off about $10,000 per month on the properties.What should I do to get there faster?
