As a buy and hold investor I look for newer AC and furnaces because along with the roof they are the largest potential deferred expense down the road.

Tornado came through and blew the old shed upside down.I paid $500 for a guy to move it and a bunch of tree limbs and debris to the side of the road ROW..

Your goal is to obtain the lowest purchase price possible to permit you to obtain the highest gain at the end of the road.

I actually just bought an electric drain cleaner this morning which worked quite nicely and should save me some big hassel and money down the road.

The down payment question was something I had considered but thought I would address down the road.

If $30 is hard to come up with then they either don't make 3x the rent in income, or they don't manage their money well which will lead to problems down the road for me.  

In west passyunk, they're also doing major infrastructure upgrades currently (gas lines, water/sewer etc) and when they're done with that.. paving the roads and re-doing the sidewalks (this was confirmed by workers last week when they were in front of my property). 

We check out the adjoining parcel and discover it is very large and the only way to access it is by a very bad and long narrow county road  of many miles on the other side.

Its been a long road and some last minute paper work issues but we are good to go finally.
