Theres a saying about "cheaper by the dozen but 5 is a red headed step child...". 

SFH "A" in Johnson County is red hot anything hitting the MLS is priced to the point of no meat on the bone for an investor of course there is a few expectations to that rule.The only way I have found deals is word of the mouth, fact I am looking at a SFH "A" right now, but the amount of work needing done and the value the owner thinks it is worth is a spread that may not shrink to the point of a trigger pull.

"Instagram model"...thats the first red flag.

Young tenants just out of school are generally a red flag group that often are transient and haven’t got their life together on coarse .

Then again, if you trigger a search and they find red flags, would you have wanted to assume the risk of buying it without their guidance only to get busted in the future?

Still some red flags and not adding up to me. 

I once transferred money from my savings account to my checking account to write a check for closing costs at the same bank that was financing me and they held my money and delayed closing for like 72 hours because they claimed it through a red flag for fraud and they needed to investigate where/how I got the money.

Still bought despite all the red flags (yup, from BP members!).
