Because of this we needed to find a difficult problem (property) that needed solving - something that would scare most other buyers and investors away, low enough on the economic scale as to not attract “big money,” and unique enough to require a more flexible type of thinking.

I wanted to do wholesale but really don’t know where to start. Should I first open and LLC? Or what exactly would you recommend for someone getting started?

The property records hold a lot of clues.  

It’s a 6-unit building and we were getting a mysterious leak through the back wall of our unit.Like many of the roof and siding jobs in Hudson County, the deck builders botched the flashing under the siding and attached the deck directly to the back of the building instead of an intermediary material.We recently had the siding and flashing redone and that has solved the mystery for now.

Surround yourself with some great insurance and you've solved 99%+ of the problem. 

We pay for the primary connection to the ISP but point out that it saves each resident significantly over buying their own individual connections.There is a downside that as since we are the ISP customer, if a tenant is misusing the network we have to hunt them down as the ISP will look to us to solve the problem.
