If I develop a sales funnel that works incredibly well at pre-screening and qualifying only sales listing leads, would it make sense to focus on generating these leads (locally first but then maybe regionally) and passing them on to other agents to follow through and close, simply sharing the commission, agreeably, in exchange?

Is there something lacking with their application?

Simply, I'm concerned with market IRA funds and would Redirect about 60% of my retirement funds to pursue a multi-family buy and hold opportunity and need a 1-2-3 step map as opposed to the "Guru's" misleading information. 

Their lack of response leads to another question:  How responsive is their support team? 

I do not have any business cards because I do not know who I will be working for, but do you think I should simply get generic cards so people have my info?

It can be frustrating, which i know first hand. if you simply cannot win a bid then maybe look elsewhere or focus on properties that have been sitting for sale for a while that other people have taken their eye off of.

It seems to me that core properties should appreciate nicely and never lack for tenants and I’m just not as sure about investing outside the core.

So, I simply do not want to be misled and then surprised when I can not get funding.  

They simply didn't want the property anymore due to the extensive legal issues that came with it and their father's past.

--I am simply an inexperienced newbie (with one bad experience as an accidental landlord under my belt) looking for insight on deal analysis techniques from more experienced professionals.
