I am just worried they sue for performance which my understanding is a long and lengthy process and often results in little success. 

The whole story of performance is wrapped up into appreciation and reversion/sale assumptions. 

Kudos to you and your team on your performance, but would you agree that your are an exception to the rule?  

Sellers need to have protection as well.Your inability to perform is on you and your lender.

You can perform a rollover once per 365 daysOtherwise, if you feel the need to withdraw the money for potential use in real estate, remember that you can withdraw your contributions at any time tax and penalty free from a Roth IRA, however any EARNINGS you may have accumulated do get taxed and penalized if you try to withdraw them. 

If you don't want to perform the menial tasks yourself, leverage your time and pay someone else to do it.And if you don't have any money, better get some steel-toe work boots.

I don't pay for electricity for any units other than the one that I live in ($35-$65 per month) but that is something that I would pay anywhere I lived so it shouldn't be counted against the performance of the building.

Current occupancy is 93% and when units become vacant we will perform a unit turn upgrade program including new flooring, painting the cabinets, new hardware, new lighting, new ceiling fan, etc.
