The project included adding a master bedroom, walk in closet, full bathroom, laundry room, and tech space.

Worried that we might lose those tenants if they take issue with having a large dog in the shared outdoor space, halls, etc.And re. a deposit for this type of thing, any thoughts on what might be a reasonable range?

A 2nd bedroom is often nice to have for visitors or just extra space.

Is your property actually zoned multi family, or is it a lower density zoning that just has some apartments carved out of the living space? 

I started with SFR's but now my focus is in the Multifamily space.

Another of the detractors is the gas furnace in the corner of the living room (there is a minimal basement and mostly just a crawl space). 

The property is a 7 unit space - currently rented for $5710 a month. 

Property consists of a commercial/retail space on the first floor (currently occupied by a cafe), a large garage that's being rented for storage space, and three apartments units.

Paint the walls a fresh white and stage the room with a  modern rug and shower curtain (to conceal the tile) and accessories (towels, a small plant, glass apothecary jars for cotton balls, etc.).
