In my due diligence period this is my current list -inspector/contractor walk property-get lease terms -Get Schedule E form -Check Public records -Any Liens ? 

This kind of blew up my budget and time schedule.

I will be in that area for Christmas, and will schedule to make some updates to this property based off my agent’s thoughts.

You can also muddle though the instructions for IRS form 1040 Schedule E and IRS Form 4562.

I will see if the seller is open to a short to mid term loan schedule until ARV refinance and then I can buy them out.

+I do not see expenses for garbage, lawn care so this raised more questions.What they do have is maintenance , repairs and taxes.For example, is asking for a Schedule E tax return to much to request ( to make sure I am accounting for all expenses.)The properties are fairly newer built 2005  so i dont expect for Repairs to be as much as well...Any information wouldd be helpful
