Also, they will only be as effective as you have trained them.

Just need a cheap tester to see if power is there and you can easily diagnose issues by process of elimination. ( And no I didn't replace my electrician after he trained me it was another friend of mine).

Remember in every transaction either you are training your tenant or they are training you. 

Even the most seasoned construction crews hire newbies that need training...they'll throw them on that model home with a few of the experienced guys to start learning the ropes.
