Your income, while not irrelevant, isn't the primary factor.If you're cash-rich, I would start looking at 5- and 6-unit buildings in gentrifying neighborhoods like Inglewood and Hawthorne (my personal favorites).

The big four books that I recommend to everyone with similar interests to yours are: Rich Dad, Poor Day by Robert Kiyosaki, The Total Money Makeover by Dave Ramsey, The Millionaire Next Door by Stanley and Danko, and Your Money or Your Life by Robin and Dominguez.

I currently work 60+ hours as a truck driver so I am always listening to audio books and listening to every Bigger Pockets Podcast that I can . 1 audio book that I listened to was the infamous Rich Dad Poor Dad which inadvertently led me to become infatuated with the potential REI has to offer.

Tom Wheelwright is a Rich Dad Advisor.That said, with interest rates as low as they are, if you are able to get fixed rate mortgages and take cash out, I would suggest that.
