The remaining 4 1BR apartments and 1 studio house rent for $695 and $595 respectively.

I'm going for either a duplex or a triplex, living in one of the rooms and occupying the remaining spaces.  

Send them a bill for remaining time on lease and repairs. 

Also, I failed to mention that I think it would be pretty easy to tie into the existing wall between the Living room and "Dining Room / Bedroom 2" (see Image 3). 

advised me to let Claim #1 (small portion of fence) remain as "information only" and we didn't submit it for any kind of reimbursement.

They're not making any more parks either so demand will likely remain strong.

Not sure the nature of this, but do you really want this person to remain as a tenant? 

I also offered to replace an older major kitchen appliance and fix any remaining minor issues.   

I was just reading today an appellate court opinion here in Illinois where someone purchased a 2nd mortgage w/o realizing a 1st existed, then tried to reverse the CONFIRMED sale after subsequent auction on foreclosure of the 1st for a myriad of reasons, and then sued his attorney for malpractice: https://ilcourtsaudio.blob.cor...As part of the legal malpractice claim against his lawyer, the plaintiff (2nd mtg buyer) stated, "that Gooch also “negligently failed to stay the final judgment of sale during appeal, resulting in dismissal of the appeal in October 2015 as moot because no remedy remained available to reverse the sale to a third-party purchaser."

Most likely the remaining tenant is responsible for the full amount whether or not the other guy is there.
