I find that most tax advice I read tends toward maximizing depreciation in the short term, perhaps generally assuming that the reader is in the highest tax bracket and will be for the foreseeable future, so the time value of the money is the biggest consideration.

I'd recommend doing your portion of the application and log emails/records of you continually reaching out to the tenants to try and get them to do their portion.

We then charge them pet rent, or, if it is a restricted breed we provide them a lease violation notice and will evict, if necessary.Hey Greg thank you for this…I’m just baffled by her response… she hasn’t provided me with proof that she needs a service animal… she simply emailed me and told me that the law supports her…in other words am I not allowed to ask for a document that shows that she needs a service animal for support?
