My partner and I had the downpayment and good enough credit to have qualified for a conventional loan if the deal would have gone through.Also I randomly found it on the MLS.What is your opinions on my way of handling offer and my numbers?  

Also, do you pay the store directly and just let the GC pick up?

So your PM costs would be much higher than 10% unless you picked up a ton.

This was his first auction to attend, so I sat him down, explained how everything would go, researched the list, and picked out 2 properties that I thought he could get for a good price.

Be knowledgable about the market you pick and be aware that the location of the property is real important.  

Both are great ways to network and pick up a ton of tips and research how the local real estate is going.

Yea picking a strategy and learning everything you can about it is important.
