Given the repair needs on the building, I'd bet the renovations will be greater than $150k.

Then the retire older and more experienced Police Officers, then Teachers.So, you would expect more burned out vacant buildings, increase in crime and decrease in the quality of schools in neighborhoods that cannot make corrective measures.

Looks like the home will meet FHA requirements and we will have to pay a bit more to get the crawl space dried out and have some blocks repaired, then have it re-leveled. 

I pay 16% for C/D manager, but that includes everything from showings to maintenance, lawn/snow, evictions, rent collection, vendors, minor repairs, rental ready.

Furthermore, if they are inebriated then the quality of work may be terrible and unsafe. 

You need to accurately estimate the amount of repairs you will need to perform.

Is it better to use quality products or take the cheapest option to increase margins?

Has to be cash due to repair work.

I also assume that the people helping me complete the repairs would tell me if I needed one, right?
