Purely speculation but California Tenant protection laws have run out and evictions are nearing the end of their court cases so there is a potential to an exodus 2.0.I am, of course, biased to the market which allowed myself and my mother to retire though. 

Dollar is strong to other currencies which should help with supply side of the chain soon (on some parts and materials) and even from a pure % of income, the US is still relatively cheap in terms of rents or housing in other parts of world.

Jealousy pure and simple, that's it!

If you are flipping or wholesaling, that is a job, pure and simple and it is a hard job at that  (at least initially).  

What these people are suggesting is a pure scheme to rip people off. 

GRM is purely the top line - sales price divided by rent.
