If it’s a beach town in the way I understand if, parking is an incredibly valuable commodity and it’s one where you need more as you go up in bedrooms.

Unless you have an incredibly large property I wouldn't necessarily go straight to 60 photos, I don't think anyone is going to look through all of them and even if so 30 could probably do the same job. 

I lived there some years ago and the real estate investor community was incredibly active, I believe it still is.

But they are hopefully better producing properties. 

The project value is $500 K (5 plex that is fully leased and producing good cash flow).
