You have plenty of funding options but first, no one will fund you if you plan to rent  space  with the title of the property in your name.

For the record, I'm sure you could also find plenty of bad reviews on them, and every other home warranty company as well. 

And of course document the current condition with plenty of photos and inspection results (toilets function, drains function, etc.)

They're out there, but they're certainly not as plentiful.

We are new wholesalers and are finding plenty of houses to sell but having a little trouble finding  legitimate cash buyers for our properties/ We need some advise on how to find these cash buyers and get the deals done  

Too many all cash buyers or ones with plenty down to play and get a loan in the market place.Maybe go work for a big flipper and see what it takes to run a business large scale.

So, needless to say, I have plenty of irons in the fire and would like to get rid of my biggest obligation and free up some cash.
