Hi, I wanted to ask if anyone knows what would be the highest interest rate that I could charge when I sale a home owner finance in Texas in 2023?

Owners have less flexibility than tenants to move as we please. 

To be clear, the fully in intend to have me as the owner before they die.

I have a no pets policy for my rental, a one bedroom apartment that is an ADU on the bottom floor of a larger house that is a separate rental above, because there is less insulation between the walls, and the noise carries and barking could disrupt the other tenants.

I brought up the idea of owner financing and he seemed open to the idea.

So if you bought it distressed for $50k and put $30k in work into it to make it habitable, your basis is $80k (not counting any taxes owed by the previous owner if you paid them, purchase costs like title expenses, etc).

These cheap out of town properties seem like a good deal but the leverage you can get on owner occupied properties makes it unbeatable for building wealth.
