@Charlice ArnoldInterestingly enough we have found many have passed on opportunities to buy hard money loansNot sure why as I would recommend them to an investor over an owner occupied loan any day of week but people either think they can make 15% or have some other reasonCurious to here if anyone else has some short term loans that have challenges finding a buyer

So like I mention in another comment, many people use business credit cards with 9-12 months 0% interest to make their down payment.

Basically to buy a property below market value, add value/equity, rent, and refinance, however, I do want to draw out a lot of my capital or leave at most 20-30k in the property (or whatever the more experienced people think). 

They were all people over 60 and they all knew the previous owner.

I guess his strategy is to bait, switch and scam as many people as possible.

I would love to hear both success and failures and hope to meet some people along the way.

They can ACH it, walk in to a branch with cash or a personal check, etc.I know a lot of people find these third party vendors convenient, but to me it just puts another link in the chain between the tenant's payment and my revenue. 

A good PM knows enough people and has enough marketing tricks up their sleeves to keep the properties occupied and turnover lowOutside of that, I second Russell's suggestion.

We could always use good people in these forums :)
