Included in the package are a certificate AND... wait for it.... wait for it... a handkerchief with the words "Service Animal" printed on it!!

Is the package prepared to get the no further action letter and the seller just can't afford the cost of the remediation so the company who did the remediation is not releasing the letter until they get paid?  

Possible its held at a small bank and the decision maker is the bank committee, but the vast majority of mortgages are packaged up and shipped to Freddie/Fannie or Wall St.The play on this type of situation is to facilitate the transfer to someone that wants the house and cant qualify for the mortgage and is willing to pay a premium to own something. 

You can probably buy a leasing package from them or pay a small admin fee to have them write it for you.  

The title company cannot apparently hand-off the title package to another person or company.

Just note the traveling guru circus that is in the KC metro this week and advertising all over the TV has a free 90 minute pitch with sales guys (not the guru in the ads) to sell you into a 3 day training that is quite affordable and then into a much more expensive mentoring package.  

The large multifamily property management software packages have good accounting functionality but the smaller management company software packages do not.  

We try to never handle packages or deliver them.

MERS was certainly bumpy... but think of the institutional cost of assigning security interest every time a mortgage is bought / sold / packaged and paying the recording fees as they change states. 2.

I'm looking at a packaged deal of 9 single family homes and would prefer to not have to put 20% - 25% down.
