& Over the years have worked a salary niche of commercial and retail property management.  

Cash flow the new loan to pay it off at the same pace and you accomplish both goals and only have 1 Lien on your property, at more favorable rates than you will get with a 2nd.

The only things I am not currently buying are industrial land, retail space, and office space.

I currently work in the retail industry(TERRIBLE!)

We certainly expect to have higher retail demand in the future.

And these are all retail clients so I imagine if contractors can get retail prices, they're less likely to want to do work for investors (who most assume will pay less).

Ive been working/managing for a large retail company for the last 22 years, looking forward to transitioning out of the corporate world over the next 10 years to enjoy an early retirement...hopefully.

What about a hoarder house, that no retail buyer wants & that a savvy investor is not willing to pay the offer price that is listed on the MLS.I'm involved in a deal where the owner of a multi is going to foreclosure in less than 2 weeks.

Retail I do not see anything below 2 million for non-banks.
