I don't know your relationship with this renter either as I think that will dictate much of your next steps here..Since they left you (the homeowner) out of the process of replacing a key feature of the property's form and functionality, I think I would require them to pay for a 3rd party inspection to properly assess the install and make sure it's what you need.

Cap rate is the ratio of net operating income over the property value.It is not a function of the financing rate used to acquire a property.It is a good tool to compare various commercial assets just based on the cashflows those assets produce and the asking price or market value they command.For that reason there is no direct relationship between cap rates and interest rates.It is more of an indirect one.

Mind you I do have the resources to make emergency repairs and have no debt on my rental properties so I do not fear vacancies like many do and the pool of cash builds back quickly.I suppose if I was organized or not so darn busy I would do something that yielded better returns but hey it works for me.I do this the slow boring methodical way but so far so good.I know this didn't answer your question.
