This tenant is on a month to month lease and only wants to communicate by phone or email.

If there's still income left after all business expenses, then your flipping business can open a 401k plan (or some other retirement plan) and redirect some or all of the remaining profits into this plan.There's more to it, so I'll throw in the standard advice: talk to a tax professional.

We’ve fired several, usually for communication problems (especially ignoring emails). 

If one of the 4 rentals sues you, any judgement could attach to any (or all) of the other 3 rentals as well as your personal assets (your home, your vehicles, etc.)

@James Wise  nailed it, as I was about to chime in since either I didn’t make it clear or all these other “realtors” and non realtors chiming in about all offers have to be submitted, they’re breaking the law, blah, blah, blah” missed the point.....there never Was a written offer to submit, the OP Wanted the listing agent to write up an offer the agent knew wouldn’t fly.  

Call a high rated national company, like Nationwide or All-State.

Tenant A was the main point of contact and main individual who made rent payments, communication, etc.  

If you really did need some or all of the money back, is there any way you could liquidate your position(s)?
