I highly doubt I could consistently mail at my current rate for the next 2 weeks.But my plan after these next 2 weeks includes further research for motivated seller leads outside of pre foreclosures and possibly making my 2nd contact to my pre foreclosure lists via post cards or followup letters if they are still available, also seeing as their foreclosure dates are coming closer.

I don't care what a motivated seller says, the place always needs work. $20/ft is a pretty decent rehab (some mechanicals, foundation, paint, flooring). $30/ft is a complete gut job.

It is much easier to find a motivated seller in these neighborhoods because the buyer is generally an investor.It's a higher management play in the short run, but there are quality tenants out there that appreciate personal attention.

So I'm not sure how this is going to turn out but we have a property under contract to close at the end of the month that is a 10 unit and an 8 unit a block from each other in a small town (3,400) and the seller was so motivated he didn't charge us for a 1,000 sq ft. house that is on the 8 unit property.
