Real estate is still a great investment but you have to be in good cash flow markets which are generally in the Midwest and Southeast.

The PM is an hour away from the property; it's just a few miles from us. 

With no plans to purchase another property this year (2019) as my primary focus was business and growing my second company, my friend called me from the Midwest and mentioned that they had a property for me 1 mile from my current one.

@Yaping Zhang  We typically require 3 comps within 3 miles of the subject property.

Under a mile or less is best.

Thankfully, I'm about a mile south of all this, but the houses nearby are experiencing increased property crimes, and I'd have to imagine their sales prices are suffering due to buyers becoming turned off driving through this mess on the way to showings.I really don't know what effect the big shelter project will have - it could help, or it could make things worse.
