Even if you have a contract tomorrow, it will take at least 4-6 weeks to close.Even if my numbers are off, you can apply the same logic to the correct numbers.If it will take a price lower that $140K to move it, you will either have to bring money to the table, or convince the lender to take a short sale.

Although, modular homes are a logical idea, many municipalities prohibit the use of modular homes as they are not built to some building codes and standards in many areas. this may include electrical, plumbing or construction design.

I am considering owner-finance where I pay the seller cash upfront and just $12/year for a "mortgage" so that the title is not transferred so liens are not called.I am also considering quit-claiming the property then placing a 1st position lien on the property myself and then foreclosing on myself to wipe-out the other liens.I've done wholesaling so I can get pretty creative in finding solutions but I am too emotionally involved to make a logical decision (and 7 months pregnant) AND I've only wholesaled in Texas, not in Ohio, so I'm not as familiar with their laws.I need help thinking this one through!

While I understand the logic and expense rationale behind it, what those landlords are doing is allowing someone to go back out and potentially take advantage of another landlord because the defaulting tenant will have no record of eviction/collection on their record.

From his letter I can see he has issues I don't want to deal with.So do I evict him for violating the lease for not agreeing to sign a one year lease or go along with his logic and say if we are now month to month you have 30 days to leave as I am not renewing?

Business success is all about the marketing.Since you are in a new area I would think you would want to meet new people to build your network as you know the results you can get from referrals within your network.Consider producing a flyer or brochure and starting in logical fashion walking around the neighborhood in which you live.
