How does one know which ones are legitimate and which ones are scam?

It’s been very mixed as far as guests, fishing tournaments, youth sports tournaments, there’s a popular  wedding venue, DC weekend getaways, stopovers for travelers making a long drive, visiting family in the area and even some longer stay traveling employees. 

@Elise Bickel in your experience has it generally been a matter of perseverance or have you seen legitimate roadblocks that shut it down?

I’m in a similar position rate lock wise, in a 3.7% and if I ever get to where my equity is legitimately that high I would sell in a heartbeat if it allowed me to grow my portfolio faster than if I didn’t. 

Her complaint is probably legitimate, and I don't have an issue making prompt repairs, it just seems a coincidence rent is also due.

While you are tying up a property you are stopping it from being put under contract by a legitimate, committed buyer.

You might be able to do a title search on your own, and a title company certainly could, and verify Wells did legitimately acquire some title to the property.

They can work but I think that same effort placed in more legitimate marketing methods would get equal or better results.
