Great deals are becoming more and more scarce on the MLS, at least.I have a strict rental application process, to weed out the bad apples and so far I have not had any evictions or late rents (crossing my fingers).Looking through the MLS there is still deals that offer great returns in the Berwyn marketplace for Buy and Hold investors; However there are grey areas/blocks I would stay from.

I don't have my fingers crossed though as we have heard it before.

We seek to explore solutions to reduce lead exposure in children that are mutually beneficial for all parties (including landlords, policy makers, tenants, health departments), rather than add to the ‘finger pointing’ that often happens around this topic.

I have one poor lady that lost well over $100,000 in five years through unpaid rents and damages, plus she was going mentally insane over the stress. 

After i mentioned that, I just did a google search for corrugated steel kitchen and same for laundry...and saw some 'hip' ideas that might entice the lady of the home.  

How to explain without going on forever...The more I think about it, the more I think this lady is the only reason I'm considering getting a property manager.The first time I met her, she and her family were coming in their front door at the same time as me. 

A simple, low hassle way to bill the tenants for the gas would be to (a) estimate the average monthly cost of gas and divide that amount by 3 & charge each tenant a flat utility fee (b) bake that average monthly cost of gas into each tenant's monthly rent (c) bill them as @John Warren stated although I think some tenants might complain if a particular monthly bill is higher than usual and they might point the finger at the other tenants.

I have been DYING to connect with other RE & FI ladies.

So, my question to you all is, should I just buy the new re-branded v3 Smartthings hub and cross my fingers or what solutions are you all finding to be easy to use, manage from afar, and reliable? 

With taxes and liability figured in, that's 3 fingers pointed towards paying off your primary over rentals.
