Many of my clients shy away from the one-stop shop turn-key companies for a few reasons.

There are lenders who will do it, just keep shopping around.

They differ slightly from lender to lender, so its good to shop around.

.- Open a checking account for LLC- Fund checking account with money for purchase, closing costs, repairs- Final signatures on Purchase Agreement- Shop for a loan.  

Given that you plan to house hack, I think figuring out which neighborhoods are convenient to work, offer decent 2-4 units at reasonable prices, are safe, and offer the amenities (restaurants, night life, shopping, etc) are going to be important to you.

Now, some title companies are more expensive than others when it comes to the assorted fees for other aspects of a settlement, and some are reputed to include "junk" fees, so those are the sorts of fees that you can shop around for.
