It’s been one week today since the incident and we’re finally getting back to normal.The crime scene company had to get rid of a LOT of the stuff in the unit (14 biohazard containers worth, to be exact) - and that was just for the things that tested positive for ‘bio.’

Now here is were i will say the PM dropped the ball.1. the gas should have been on and pilot lit before the tenant moved in, if it was just rehabbed it should have been turned on to test and made sure it was working properly, or if there was time in between, the gas should of been off which means the gas company would of had to come out and turn it on and light the boiler.2. the PM should have who ever is taking those service calls be able to walk through a few simple checks before calling a HVAC professional, I would not have the tenant light it, but if I know all that is needed is for it to be lit, I can send one of our handymen out at a much cheaper rate than the HVAC guy.

Typically lenders want the commercial use sqft to be less than 25%.Other concerns:- FHA limits go up for more units so if your limit is 350k then 2, 3, 4 units loan limits might be higher depending on how many units you're looking at from 1-4- Self sufficiency rule with FHA - this is not rental income calc its just a test FHA does - 75% of the market rents of all 4 units must be greater than the monthly PITI (prin/int/tax/ins) payment otherwise FHA will not finance the property or you'll have to work strategies to either increase the rents or lower the monthly PITI (more down payment, rate buy down, going 30 year fixed to 5/1 ARM, many other strategies, etc).- 3 months cash reserves typically are required based on monthly PITI payment- health and safety of the property must pass a fha appraisal otherwise repairs will be required to be made (chipped paint, leaks, loose handrails, GFCI (ground fault circuit interrupter) outlets in baths/kitchens/wet areas, holes in sheet rock, double strapped water heaters, CO(carbon monoxide) and CO2 detectors in main living areas, and etc.Those are the general items to utilize FHA financing.Hope that

Contractor relationships; vetting, incorporating contractor signed timelines with penalties, bidding job for job (more time intensive but easier to keep on schedule and easier to watch expenses), receive a per unit labor cost for better future job estimation.
