My plan for property is to rent after rehab which the same realtor has a property management company we’ve discussed using. 

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

My investor plans to turn this into a nice 4 bed home with the goal of selling between 250-275k What made you interested in investing in this type of deal?

You can compete with riskier stuff outside common buy boxes and in tertiary markets.If you aren't already licensed, is the plan to use a Realtor to make offers on your behalf, given it is already listed on the MLS, and then shop around for a buyer? 

I've had issues with there chosen title insurance and being told it is illegal for them to deni title insurance due to domestic violence (legal advise) can I just go in and pay cash for full offer amount????

After hearing them explain it, my mind immediately started spinning and imagining all types of ideas to support some of my future real estate business plans.

Although I'm surprised that whole life insurance hasn't been mentioned as a strategy.

The only reason I didn’t rip off the bandaid and raise rents the full $500 is because I planned to switch it to where the tenants will be paying for their own heat.

YouTube is great and all, but it doesn't exactly tell the whole story.Love the analogy about building a tower, gotta have a solid plan before you dive in, especially with all that permit stuff and zoning laws.
